Invest in new-build in Spain, with a full cycle
NEXEVO analyses the opportunity, structures the capital and executes the project — construction, documentation and marketing included — under one contract. The investor takes part without coordinating day-to-day operations.

What investing in new-build with a full cycle means
It means taking part in a residential development where one team handles the feasibility study, capital structuring, licence, construction and marketing under a single contract, instead of coordinating a developer, a builder and a sales agent separately.
At NEXEVO, entry starts at 10,000 € in tokenized projects and at 100,000 € for direct participation in the development. The average cycle of an operation is 12 months and the target return sits between 15% and 20% a year, with no guaranteed result.
What happens at each stage
Analysis
Planning, technical and economic feasibility, before the project is opened to investors.
Structuring
Capital comes in through a bank, under a single investment contract, with full traceability from the first euro.
Execution
Licences, design and construction, the same team. The investor does not coordinate the day-to-day.
Delivery
Marketing and handover. On selected projects the operation is tokenized, and entry drops to 10,000 €.
The path starts on the land
Before an operation is opened, we check whether it can be built: classification, buildable area and encumbrances. If it cannot, it is not opened.
- Consolidated urban land. Ready for a building licence.
- Developable land. Pending a partial plan.
- Plot in the urban fabric. Direct development.
If the land is yours, start at Landowners and assets .
Mediterranean coast, Ibiza and Mallorca
Comunitat Valenciana — Valencia, Alicante and Castellón —, the rest of the Spanish Mediterranean coast, Ibiza and Mallorca.
In the Balearics, planning and licence timelines do not look like those on the mainland. That is studied before structuring, not after.
New-build, not resale
NEXEVO works on development and new-build. Data from the INE, June 2026.
New-build grew 6.3% year on year; resale, 0.3%. Twenty-one times the pace. That is where NEXEVO works.
Three ways to invest in Spanish property
| New-build with a full cycle | Crowdfunding / tokenization | Direct purchase to let | |
|---|---|---|---|
| Entry from | 100,000 € | 10,000 € | 150,000 € + taxes |
| Term | ~12 months | Depends on the project | Open-ended |
| Who manages it | The developer, start to finish | The platform | You |
| Your operational load | None | None | High |
| Target return | 15–20% a year | Depends on the project | Depends on the project |
| Liquidity | At the close of the cycle | Depends on the token | Sale of the property |
The new-build and tokenization figures correspond to NEXEVO operations and are targets, not guarantees.

Every investment operation is in the NEXEVO portal, with its documentation, its stage and its figures. Here are two examples of the type of project that gets structured.
Elegance Benidorm

Carmen
Change of use of a historic-centre building into 15 tourist accommodations.
Target returns per project, indicative and not guaranteed. Preliminary estimate subject to documentary, technical, economic and legal review.
Frequently asked questions
With NEXEVO you enter from 10,000 € in tokenized projects, where participation in the development is split into smaller parts. For direct entry into a development, the contribution starts at 100,000 €. In both cases the average cycle is about 12 months and the target return sits between 15% and 20% a year, with no guaranteed result.
No. The target return sits between 15 and 20% a year, but it is not a guarantee. The result depends on each project.
NEXEVO analyses the opportunity, structures the capital required and executes the project — construction, documentation and marketing included — under a single contract and one accountable team.
In direct participation in a development, the exit happens at the close of the cycle, when the scheme is marketed and settled. In tokenized projects participation is split and may be transferred earlier, according to the terms of each issuance. Exit terms are set out in the contract of each operation, before capital is contributed.
The most common delays are licence and construction delays, and they are built into the operation calendar from the start. A delay lengthens the cycle and reduces the annualised return, but it does not change where the capital sits: it stays in the project. The investor follows real progress, with milestones and site photographs, from the NEXEVO portal.
The project’s planning, technical and economic feasibility is studied, along with the capital needed at each stage and the risks identified, before the operation is structured and opened to investors.
It depends on the entry vehicle and on the investor’s tax residence. In general, income obtained by non-residents is taxed under the Non-Resident Income Tax, and there are double-taxation treaties with most countries. NEXEVO does not give tax advice: each operation comes with the documentation the investor needs to review it with their advisor.
By taking part in different projects managed by the same team, each with its own stage, location and capital structure, following the progress of all of them from the same portal.
Yes. Some of NEXEVO’s operations start from urban or developable land, before a built project exists. Planning classification, buildable area and encumbrances are reviewed before the operation is opened to investors.
In the Comunitat Valenciana — Valencia, Alicante and Castellón —, on the rest of the Spanish Mediterranean coast, and in Ibiza and Mallorca. Each location has its own planning and licence timelines, and that is studied before the operation is structured.
