You know if it can be built, before you put money in

We analyse opportunities and study planning, technical and financial viability. We structure the project and the capital required, handle licences, permits and documentation, and develop the design and planning before works begin.

The Spanish property sector is full of terms nobody explains.
Here are the ones people search most — click or hover and we explain them.

Land Registry extract summarising who owns a property, how it is described, and what charges sit on it. Official document confirming a dwelling meets the minimum conditions to be lived in. The total square metres you are allowed to build on a plot. Mandatory minimum distance between the building and the plot boundaries or the public road. A third party’s right to cross someone else’s land, usually to reach their own.
Urban land still missing infrastructure works or management steps before you can build. Municipal authorisation confirming the finished building matches its permit and can be occupied. Land that is not yet urban, but which planning foresees becoming urban through a development process.
Municipal permit required for major works: new builds, structural changes, extensions or change of use. The moment the works are declared finished, certified by the site management team’s final works certificate. How many square metres of floor area you can build per square metre of land. If it is 1.2 and you have a 1,000 m² plot, you can build 1,200 m². A deposit paid to reserve a property before the deed. Depending on the type, if you pull out you lose it; if the seller pulls out, they pay you double.
Debts or limitations attached to a property (mortgages, embargoes, easements) that travel with it. Administrative register describing properties physically (size, location, use) for tax purposes. It does not prove ownership — that is the Registro. Review before a deal: legal, planning, technical and financial status of an asset before buying it. Document signed before a notary that formalises the sale. This is the step that turns the agreement into ownership. The party who drives and finances a development and carries the risk. Not the same as the constructora, which carries out the works. Local tax on the increase in urban land value from purchase to sale.
The document that organises all land in a municipality: what is urban, what is developable and what can be built where. The buildable square metres that planning recognises on a plot. It is, literally, the value of what you can build. The technical team that directs the works: architect (works direction) and aparejador (execution direction). Mandatory label rating a property’s energy use from A to G. Required to sell or rent.
Deed that registers a newly built property at the Land Registry. The actually walkable floor area inside the dwelling, excluding walls and partitions. Total area including walls, partitions and structural elements. Profit relative to capital invested, expressed as a percentage.
Annualised return on an investment, taking into account when each euro goes in and comes out. Share of the property’s value financed with debt. An LTV of 70% means the bank finances 70% and you put in 30%. Identification number a foreigner needs to buy property in Spain. Public register showing who owns each property and what charges sit on it. This is what proves ownership. The technician who controls the physical execution of the works: materials, measurements, safety and quality. Percentage of the plot the building may occupy in plan.
Annual municipal property tax. Paid by whoever owned the property on 1 January. Mandatory periodic inspection of a building’s condition once it exceeds a certain age. Tax paid when buying resale housing. It varies by autonomous community. Association of a building’s owners that manages shared areas and collects fees. Unique 20-character code identifying each property in the Catastro. Urban land that already has all services and infrastructure. You can build directly.
Permit for minor works that do not affect structure, layout or façade. Technical document defining the building’s general characteristics. This is what you file to apply for the licence. Instrument that develops a sector of developable land in detail, defining streets, plots and buildability. Compilation of all technical documentation, warranties and maintenance instructions for a finished building. Line set by the town hall separating private plot from public road. The building envelope: façades, roof and joinery. Everything that separates inside from outside.
