Construction and renovation
How do you check premises for a vehicle repair workshop in Spain before leasing?

Before signing, check whether the intended activity is permitted and the selected equipment can be installed. Workshop services determine the requirements: tyre replacement, engine repairs and painting need different conditions. The rent alone does not show the cost of getting the workshop ready.
Vehicle access, ceiling height and floor condition can limit the placement of work bays. Here is what to assess before buying lifts or renovating, and where to start if you have already leased the premises.
What workshop services should I define before looking for premises?
Define the services, equipment and type of work. Tyre fitting, mechanical repairs and bodywork need different technical solutions, so assess the premises for the specific activity.
Before searching, establish:
- the services and types of vehicles to be handled;
- the number of work bays and intended equipment;
- whether welding, painting or washing is needed;
- space for waiting vehicles and material storage.
“Premises suitable for a repair workshop” in a listing does not establish that the property can accommodate all these activities.
How do I find out whether a vehicle workshop is permitted here?
Establish whether the chosen workshop format is compatible with planning conditions at the particular address. An industrial or commercial designation does not by itself replace that check.
If a workshop previously operated there, request the activity documents and records of completed work. Compare them with the actual layout and the new range of services.
In Spain, opening a repair workshop involves submitting a declaración responsable, a formal declaration of compliance, to the authority responsible for industry. In the Valencian Community, the corresponding procedure includes recording information in the Registro Integrado Industrial. This does not replace applicable municipal procedures or premises requirements.
Can vehicles enter and move around the premises easily?
Entrance width alone is not enough to establish that premises are convenient for a workshop. Check approach and turning space, the entrance slope and vehicle positioning inside.
The layout should allow work in the bays and vehicle movement without constantly repositioning other cars. Assess separately the space for vehicles awaiting repair or collection.
The space outside the entrance cannot automatically be treated as workshop parking. Establish who owns it and under what conditions it can be used.
Are the floor and ceiling height suitable for lifts?
Choose the lift alongside an assessment of its installation location. Check the foundation, anchoring feasibility and compliance with the manufacturer’s requirements.
Slab thickness and condition, services embedded in the floor and premises height may limit equipment choice. A specialist should assess these parameters for the particular model.
Hypothetical example: an owner buys lifts, then discovers during installation preparation that the foundation needs additional work. Those costs have to be added after the lease is signed and equipment ordered.
A preliminary assessment helps agree the bay layout before floor work and service distribution are carried out.

What should I check about ventilation, electricity and noise?
Exhaust fumes, dust and materials used affect ventilation requirements. Ventilation is assessed according to the work and equipment, rather than floor area alone.
Also check available electrical capacity and whether compressors, lifts and other equipment can be connected. Plan compressor placement alongside noise and vibration considerations.
If homes or other tenants are nearby, the technical assessment should consider the workshop’s effects on neighbours. Include necessary measures in the design before finishes and equipment installation.
Where should waste be stored and who can collect it?
Used oils, filters, batteries and contaminated materials cannot be treated as ordinary household waste. The waste produced depends on the workshop’s services; some is hazardous.
Before opening, establish separate storage areas, spill prevention measures and arrangements for transfer to the appropriate waste operators. Check whether notification of waste production activities is required and what documents are needed.
These areas need to be included in the layout. Otherwise, suitable space may be unavailable once equipment has been installed.

Can I add painting or vehicle washing?
Painting or washing needs a separate feasibility assessment. Do not treat a spray booth or wash bay as a minor addition to mechanical repairs.
Painting may require different ventilation, fire safety and emissions control solutions. For washing, water supply, drainage and discharge conditions are important.
If these services are planned for the future, include them in the initial property assessment. Permission to open a mechanical workshop does not establish that any other activity can be added.
What else should I check for a workshop in Valencia?
For the chosen address, establish the municipal procedure for work and activity authorisation. Conditions in the city of Valencia cannot automatically be applied to neighbouring municipalities.
Check regional procedures for industrial registration and waste handling separately. The document set must match the actual services and installed equipment.
When choosing a property, also consider local restrictions, access conditions and, where relevant, flood risk. Being in an industrial zone does not remove the need to assess the particular building.
What if I have already leased the premises?
Start by comparing the contract, authorisation documents and the property’s technical condition. Then establish what is preventing preparation: incompatibility of the activity, an unsuitable foundation or inadequate building services.
Possible solutions can then be assessed and the necessary work agreed with the owner. A new refurbishment does not by itself resolve a permitted-use issue.
The preparation budget includes surveys, design, paperwork and adaptation of the premises. Account separately for costs during the period when rent is already being paid but the workshop is not yet operating.
How can NEXEVO assess premises for a vehicle workshop?
NEXEVO can assess the property’s documentary and technical condition and coordinate the relevant specialists. The assessment helps establish whether the premises suit the chosen workshop format and what work should be considered before leasing or installing equipment.
If a property has already been chosen, an assessment helps identify obstacles and the sequence of next steps. The feasibility of opening depends on the particular premises and the assessment results.
