What changes when you build in the Balearics

In the Balearics, planning and licence timelines do not look like those on the mainland. Land protection is stricter, the documentation load is heavier, and each island has its own island-level framework above the municipal one.

This does not change what NEXEVO does; it changes when it does it. On the islands the planning study comes before capital is structured, not after. A plot that on paper allows a development can end up at half the buildable area once island planning is crossed with the municipal ordinance. Finding that out after capital is already committed is the expensive mistake in this market.

The cycle is the same as in the rest of Spain: analysis, development, construction, documentation and delivery, under one contract. What changes is the planning framework that has to be studied first, not the team or the way of working.

If you have land or a half-finished project on the islands, it is assessed like any other opportunity: feasibility first, then the participation model.

Frequently asked questions about building in the Balearics

Yes. The cédula de habitabilidad is the official document confirming that a home meets the minimum conditions to be lived in, and in the Balearics it is required. Without it you cannot sell or let the home, or connect utilities. In a new-build development it is processed as part of the handover documentation, not as a loose step at the end.

It depends on the municipality and the type of works, and on the islands timelines are usually longer than on the mainland. We do not give a generic figure because it would change from one town hall to another. In the feasibility study of each project the real timeline of the relevant municipality is checked, before capital is committed.

Sometimes, and with conditions. Rustic land in the Balearics is more protected than on the mainland, and what can be built on it is limited. The answer comes from island planning crossed with the municipal ordinance, and it is the first thing we look at: if the land does not allow the operation, that is said before anything is structured.

Ibiza and Mallorca are the two locations where NEXEVO operates as a matter of course, as well as the whole Spanish Mediterranean coast. For a project on another island, tell us the case and it is assessed like any other opportunity.

Transport of materials and the availability of trades weigh more on the islands than on the mainland, and that shows up in the budget. The specific figure comes from the study of each project: it is a preliminary estimate subject to documentary, technical, economic and legal review.
