House flipping in Spain

Buy, renovate and sell property in Spain — with the team that does the building

Finding a cheap property is the easy part. The hard part is the paperwork, the permits, and making sure the renovation stays on time and on budget.

01 — Margin

Where the margin disappears

Most deals don’t fail because the buyer paid too much. They fail because of what shows up afterwards:

  • Incomplete documentation, or charges on the property nobody checked before buying.
  • Permits that arrive late, or renovation work that needed a licence nobody applied for.
  • Renovation budgets that drift because no one is managing the trades.
  • Timelines that stretch — and every extra month eats into the return.
02 — NEXEVO role

Where we come in

01

Before you buy

We review the property’s documentation and check what can actually be done: whether the renovation you have in mind is viable, what permits it needs, and what the risks are.

02

During the process

We handle the permits and paperwork, and guide you through each administrative step.

03

On site

We carry out the renovation with our own construction team. One point of contact, one contract, no coordinating multiple trades yourself.

04

And the sale, if you need it

We can handle the marketing and sale of the property once it’s finished.

03 — Sourcing

Finding the property: banks, funds and auctions

A good deal starts with buying well — and not everything worth buying sits on the public portals.

We work with banks and funds selling property across the Mediterranean coast, from Barcelona down to Marbella. If you consult with us, we help you identify options and assess which ones actually have room once renovation costs are accounted for.

We also advise on properties going to auction. To be clear: auctions are an external channel — they’re not part of the NEXEVO portal or our investment projects. What we do is guide you through it: whether the deal makes sense, what state the paperwork is in, and then carrying out the renovation.

For larger private deals the approach changes — that’s development territory, not flipping. Property investment in Spain

04 — Already bought

Already bought, and something’s gone wrong?

If you’ve purchased and hit a permit problem, a stalled site or a budget that’s run away, we can step in there too. A project doesn’t have to start with us for us to help you finish it.

05 — Why NEXEVO

Why NEXEVO

We’re not a consultancy that outsources the building, nor a builder that doesn’t understand the paperwork. Developer and builder in the same team, with full technical and administrative capability. One contract, one accountable team from start to finish.

06 — FAQ

FAQ

It depends on three things more than on the purchase price: clean documentation, permits obtained on time, and a renovation that doesn’t drift in cost or schedule. Those three are exactly where we help.

Yes. Non-residents can buy property in Spain, including bank-owned stock, though you’ll need an NIE number and a Spanish bank account. We walk you through the requirements before you commit to anything.

It depends on the scope and the municipality. Changes to layout, structure or façade almost always require a permit; minor works may only need a prior notification. We check this before you start, not after.

Yes. You can engage us for advisory and permits only, for the building work only, or for the whole process.

No. The advisory, paperwork and site management can all be handled remotely, with progress visible through your portal access.
