Frequently asked questions
Short answers about NEXEVO, the portal, tokenization and how to start. If yours is not here, talk to the team.
NEXEVO is a real estate investment and development team in Spain covering the full project cycle: analysis, capital structuring, construction, documentation, tokenization and tracking, under a single contract.
You submit your details, a sales rep contacts you by call or WhatsApp based on your preference, and after that contact you get portal access to take part in projects that have already been analysed and structured.
No. We select projects with the goal of reaching at least a 20% return, but this figure is a selection target, not a guarantee. The result depends on each project.
Real estate crowdfunding gives access to third-party projects in exchange for a contribution. We go further: the same team that structures the investment executes the project start to finish.
A mechanism applied to selected projects within the European MiCA framework, which adds traceability to the project. It is not a promise of return, and not the starting point of our offer.
Through the «Submit an opportunity» form: tell us what you have, a sales rep contacts you by call or WhatsApp based on your preference, and with portal access you can publish and track your proposal.
A single login that adapts to your role: investors see project tracking, while asset owners or brokers see their submitted proposals and status.
Yes. We work with brokers and affiliates who refer opportunities in exchange for a commission, based on the model agreed with the team for each case.
Most developers cover only part of the process — investment, intermediation, development or construction. We take responsibility for the full cycle with the same team, under a single contract.
Across the whole Spanish Mediterranean coast, plus Ibiza and Mallorca.
By clicking «I want to invest»: share your details and how you’d like to be contacted, a sales rep calls or WhatsApps you, and after that contact you get access to the portal and the investment/tokenization app.
With NEXEVO you enter from €10,000 in tokenized projects, where participation in the development is split into smaller parts. To enter a development directly, the contribution starts at €100,000. In both cases the average cycle is around 12 months, and the target return sits between 15% and 20% per year, with no guarantee of result.
In direct development participation, exit happens at the close of the cycle, when the development is sold and the operation is settled. In tokenized projects, participation is split and can be transferred earlier, depending on the terms of each issuance. Exit conditions are set out in the contract for each operation, before capital is contributed.
The most common delays involve permits and construction, and they are built into the operation’s schedule from the start. A delay extends the cycle and reduces the annualised return, but it does not change where the capital goes: it stays in the project. Investors follow real progress, with milestones and site photos, from the NEXEVO Portal.
Yes. Some NEXEVO operations start from urban or developable land, before the built project exists. Planning classification, buildable area and any charges on the land are reviewed before the operation opens to investors.
What gets tokenized are the economic rights linked to the project, not the physical ownership of the property. The token represents a share in the result of the operation, not a title deed or a piece of the flat.
No, and it is not buying a cryptocurrency either. The token is linked to a specific property project, with its land, its licence and its works. The technology is used to record and trace participation, not as an asset in itself. The applicable framework is MiCA and current regulation.
No. The portal is the tracking tool for anyone who already works with NEXEVO, and it is included in the relationship with the team. It is not contracted separately and has no fee.
The developer drives the project and takes on its risk: it brings in the land, structures the capital, obtains the permit and answers for the result. The construction company carries out the physical works under contract and answers to the developer, not the final buyer. NEXEVO does both with the same team.
