Municipal permit procedures often refer to one month for minor works and around three months for broader cases, depending on regional rules. In coastal areas, that legal benchmark rarely tells the full story.

For major works, earthworks, subdivision or protected land, administrative silence should not be treated as a green light. In many cases it operates negatively.

Why coastal projects take longer

Spain’s Coastal Law adds a decisive approval layer. Inside the protection easement, works may require a binding report from the State Coastal Authority as well as the municipal building permit.
